Another St. Louis resident loses property through Recorder of Deeds Office

Jurisdictions are different, however, as a general rule, it is not the job of the recorder of deeds to judge the validity of a deed.  When you have a deed, you need to immediately file that deed for recording.  That places the world on notice that you are the owner of the property.  This is a civil matter and, at the D.A.'s discretion, can also be a criminal matter.  The recorder of deeds has no liability and is not a party to the fraud.
